What happens once I have applied for a property?

What paperwork will I receive?

You will have received all your tenancy information documentation already through the application process:- Tenancy Agreement, Prescribed Housing Act, Landlords Gas Safety Certificate, Energy Performance Certificate, Right To Rent guide and your Deposit Certificate. An Ingoing Inventory will be at the property already. All you need to do is come to our office and collect the keys to your new home!

Is my property safe?

There are several safety checks that by law must be carried out periodically i.e gas safety for your boiler and any gas appliances and Domestic Electrical Installation Condition Report. When you move in your property will be up to date with these and when they become due again you will be advised when our engineer will be visiting to carry these checks out. You will need to allow our engineers access to ensure these safety checks are completed and you will receive copies of certificates for your own records.

You as a tenant have a responsibility to notify us immediately if you have any safety concerns and do the minimum to ensure all is safe, for example regularly checking your smoke alarms.

Can I make any changes to the property?

Anything that you would like to do to the property must be requested in writing to us with details of what you would like to do i.e paint the lounge magnolia, drill holes in the wall for a tv bracket.

Usually landlords are quite flexible with these requests and usually permit with the condition that holes are filled and made good at the end of your tenancy and walls are returned to original colour. Please email all requests to info@rents.co.uk

What about the Utilities?

We will write to all utilities to advise them that you have moved in but we do advise you contact them yourselves to set an account up. You will be responsible for the payment of gas, electric, council tax, tv license and water charges.

Do I need Insurance?

We strongly advise that you obtain Contents Insurance to protect your own belongings as the landlords insurance will not cover your items.
